The goal of this initial meeting is to discuss broad strokes of your project and get oriented to what it might be like to work together. 

Cost: Free

2 | AGREEMENT

The preconstruction agreement guarantees time in my schedule to meet with you over the course of 3-4 months as we develop plans with an architect, determine the scope of work and material selections to add/subtract based on cost. If the top of your budget is $XXX,XXX, then that’s what we work with and revise the plans and scope of work accordingly.

Cost: $2500-$3500 (variable based on the valuation of the project)

3 | FEASABILITY STUDY

(Usually 6-10 meetings depending on the scope of work)

The purpose of the feasibility study is to get an accurate picture of the true cost of the job. Plan to incur the cost of structural engineering ($900-$1500) and architectural drawings. Each meeting will give us a clearer picture of the cost of certain design decisions. This is where I bring in subcontractors for a walkthrough. They will tell me what they will charge for their labor and materials. The end of the feasibility study/preconstruction phase is when we have a hard number and final proposal to review and sign. 

Deliverables: Scope of Work, Budget, Production Schedule, Plans (provided by the architect), Selection Schedule.

4 | Construction

This is where all our careful planning is set into motion from permitting through final inspection. 

5 | post-construction

We review our journey together, making sure all expectations have been met, revisit warranty information and turn the space over to you to enjoy!
